How We Generate Specific Offers

Our deals are developed based on factors directly affecting the home in question. One such factor includes Location. When trying to price a home and figure out its value, you simply need to look nearby. The market is based on location, meaning that values within the same neighborhood will usually be very similar.

Another factor is Recent Market Activity. Purchases and sales within a particular neighborhood are indicators of a market’s lowest and highest values. Essentially, a home can only be worth as little as the least valuable house on the street, or as valuable as the most expensive house.

Next on the list is the most obvious factor. Amenities. What a home has and does not have is the sole basis for the homes value. It is also the only factor that could outweigh (somewhat) Market Activity and Location.

In conjunction with Amenities, Necessary Repairs play a huge part in determining what a home is worth.

Our 3 Stage Home Evaluation Process

Gathering and acting on information quickly is arguably the most important factor in a real estate company’s ability to ACTUALLY help their clients. Our Home Evaluation Process consists of 3 steps and is meant to speed up the time it takes to give our clients the Exit Strategy they need. We’ve structured the process this way so that we can quickly identify whether or not a particular buying opportunity is worthwhile or not.

Stage 1: Phone Analysis

This is the first stage of the deal evaluation process. This stage will be done completely over the phone and typically take no more than 15 minutes.

What is This Phone Call about?

During this call we will ask about your property and personal situation. Not only do we want to understand your motivations to sell your home, but we want to also understand the technical details (address, recent repairs,structural/mechanical issues, etc.), financial costs (mortgage, liens, taxes, etc.), and most importantly, is selling to us in YOUR best interest? Or is there a better option?

What Happens After Our Phone Call?

Everything that happens next will be behind the closed door of an office. We will be closely analyzing all of our available information on your property and situation.

Our goal here will be to create a rough valuation of your home based mainly upon the information we’ve received over the phone, comparable properties in your neighborhood, etc. This price will be very close to the homes actual value and will give us, as the buyer, an indication as to if the home is a worthwhile investment. If our rough valuation and your asking price are similar, we will be in touch to schedule an in-person appointment to meet with you and get a detailed look at the property. Real Estate Redevelopment

Stage 2: Detailed Desktop Analysis

This next stage takes place after the initial phone call with the seller but before the in-person meeting. This is the largest section of deal analysis and it will determine whether you not you visit the subject property. It is during this stage that you will find that 80 to 85% of the leads that come in are not hot leads and will require additional follow up to make them appointment worthy. The remaining 15% to 20% of your leads are hot leads and it is for these sellers that you will create comparables (also known as comps for short) packages and buying appointment folders− If the lead gives you a price that is significantly less than the Zestimate, then there is a strong indication that this is a hot lead, and you should push for an immediate appointment to meet with the seller and get an in-person look at the property

Next we will be looking up the property tax card. This is found in the town records and contains details about the assessed value (for tax purposes), heated square footage, layout, the number of bedrooms and bathrooms, and much more.

Finding comparable properties similar to the subject property is the next important step. Our comparable properties give us important data including the prices that similar properties in the area sold for in the past. The properties we use for comparison will be within a ½-mile radius, will have been bought and sold within the past six months, be a similar style with similar square footage, and a similar number of bedrooms and bathrooms.

The "Seller's Offer & Contract Folder"

This folder will contain all the necessary paperwork to sign a contract with the seller, including:

  • Purchase and Sale Agreement
  • Backup Purchase and Sale Agreement
  • Additional Creative Contracts (e.g., Owner Finance, Sub To, etc.)
  • Authorization to Release Information
  • Property Disclosures
  • (Realtor) Listing Agreement
  • Leave-Behind Seller Credibility Packet

Stage 3: In-Person Analysis

This is the last stage of our deal evaluation process. During this time we will perform a final pre-valuation en route to our meeting and then walk the property and see if matches up to the client’s description, for better or worse.

Property Pre-Valuation

The time spent before our meeting will be spent by us conducting a pre-valuation of the subject property. We will be spending time further understanding what the home is really worth so that we can accurately formulate a preliminary offer!

  • Visual inspection of comparable properties

Once we’ve completed all the drive-by analysis, we will be re-analyzing the As-Is Value of the subject property. We will be checking for inconsistencies with the subject property and the surrounding homes to help us finalize our final offer and gather funding.

Now we are educated and prepared to discuss the property and offer details with our seller. While doing so we will be touring the property and creating an estimated repair cost analysis to compare with our preliminary details prior to the visit.

Once we have seen the property and we believe the numbers match up, we will be prepared to make an offer and pay that same day.

With all the details compiled, and all parties satisfied, we will be ready to make you a cash offer (in the form of a check paid to the seller). All offers are made in the presence of a reputable lawyer who can oversee the transaction.
